Entgegen den anf\u00e4nglichen Bef\u00fcrchtungen gewann der Markt im Januar schnell wieder an Dynamik, wodurch alle verbleibenden Bedenken zerstreut wurden und die anhaltende Attraktivit\u00e4t der Algarve unterstrichen wurde. Ein Markt, auf dem die Nachfrage im Premium-Immobiliensegment weiterhin das Angebot \u00fcbersteigt.<\/p>\n\n\n\n<p>Die Bedenken hinsichtlich der Abh\u00e4ngigkeit des portugiesischen Immobilienmarktes von den Programmen \u201eGolden Visa\u201d und \u201eNon-Habitual Residency\u201d (NHR) erwiesen sich als unbegr\u00fcndet. Nur ein sehr geringer Anteil der ausl\u00e4ndischen K\u00e4ufer von Luxusimmobilien hier an der Algarve hat tats\u00e4chlich aus diesen Gr\u00fcnden gekauft. Unsere eigene Marktforschung, die wir zusammen mit einer Reihe von lokalen Anw\u00e4lten durchgef\u00fchrt haben, sch\u00e4tzt, dass nur 21 % unserer K\u00e4ufer in erster Linie von einem dieser Programme motiviert waren. Es gibt zahlreiche alternative Visumsoptionen und Investitionsprogramme, die \u00e4hnliche L\u00f6sungen bieten, von denen einige sogar besser geeignet sein k\u00f6nnen. Auch wenn eine gro\u00dfe Anzahl unserer Kunden den NHR-Status beantragt hat, wurde dieser oft als zus\u00e4tzlicher Vorteil angesehen, nachdem unsere Kunden bereits investiert hatten, aber selten als Hauptmotivation f\u00fcr den Kauf einer Immobilie. Der NHR-Status stand neuen Einwohnern Portugals zur Verf\u00fcgung, und die Anmietung einer Wohnung war eine m\u00f6gliche Alternative.<\/p>\n\n\n\n<p>Die \u00c4nderungen der Gesetze rund um Mietlizenzen, die AL (Alojamento Local), geben Anlass zur Sorge f\u00fcr Investoren. F\u00fcr Immobilienbesitzer, die ihre Immobilien kurzfristig vermieten m\u00f6chten, ist die Erlangung von Lizenzen komplizierter geworden. Daher empfehlen wir Verk\u00e4ufern und K\u00e4ufern, sich an einen gut informierten Makler zu wenden und sich von ihrem Anwalt beraten zu lassen.<\/p>\n\n\n\n<p>Wir haben bereits eine gr\u00f6\u00dfere Dringlichkeit auf dem Markt festgestellt. Die Transaktionszeiten (vom vereinbarten Verkauf bis zum Abschluss) haben sich verk\u00fcrzt. Die durchschnittliche Zeit bis zum Abschluss eines Kaufs betr\u00e4gt in der Regel 4 bis 8 Wochen \u2013 einige Abschl\u00fcsse erfolgen sogar innerhalb weniger Tage. Der Kaufprozess in Portugal ist sehr einfach, und sofern weder K\u00e4ufer noch Verk\u00e4ufer eine l\u00e4ngere Abschlussfrist bevorzugen, k\u00f6nnen Verk\u00e4ufe problemlos innerhalb weniger Wochen abgeschlossen werden.<\/p>\n\n\n\n<p>Im Vergleich zum Vorjahreszeitraum zeichnen unsere Zahlen seit Jahresbeginn ein \u00fcberzeugendes Bild von Aufschwung und Wachstum. Die Anfragen stiegen um beeindruckende 61 TP3T, die Zahl der Verk\u00e4ufe wuchs um 251 TP3T und das Team hat im ersten Quartal dieses Jahres Immobilienverk\u00e4ufe im Wert von 35,2 Millionen Euro f\u00fcr unsere Kunden generiert. Seit Jahresbeginn hat dieser Wert nun 45,4 Millionen Euro erreicht. All dies best\u00e4tigt die anhaltend starke Nachfrage und das Vertrauen in den Markt.<\/p>\n\n\n\n<p>Dar\u00fcber hinaus beobachten wir einen leichten Anstieg der Anzahl der derzeit auf dem Markt befindlichen Immobilien, wodurch K\u00e4ufer eine etwas gr\u00f6\u00dfere Auswahl haben.<\/p>\n\n\n\n<p>Unser durchschnittlicher Verkaufspreis ist leicht gesunken, aber wir vermuten, dass dies eher mit der Art der derzeit verkauften Immobilien zu tun hat als mit einem R\u00fcckgang der Immobilienwerte. Die Immobilienbesitzer bleiben standhaft und sind im Gro\u00dfen und Ganzen wohlhabend, sodass sie nur verkaufen werden, wenn das richtige Angebot kommt. Interessanterweise beobachten wir h\u00f6here Werte auf unserem l\u00e4ndlichen Markt, der von unserem B\u00fcro in Loul\u00e9 abgedeckt wird. Aufgrund des anhaltenden Preisanstiegs in den K\u00fcstengebieten und Ferienorten beobachten wir eine verst\u00e4rkte Nachfrage nach den sch\u00f6nen Gebieten im Landesinneren und der Umgebung. Wir rechnen nicht mit einem Preisr\u00fcckgang im oberen Marktsegment, da unsere Kunden offenbar mehr als zufrieden sind, ihr Geld auf dem portugiesischen Immobilienmarkt zu belassen \u2013 dieser hat sich \u00fcber so viele Jahre hinweg als robust erwiesen und alle St\u00fcrme der letzten 25 Jahre \u00fcberstanden.<\/p>\n\n\n\n<p>Dar\u00fcber hinaus rechnen wir mit einem deutlichen Anstieg der Nachfrage nach Immobilien entlang der K\u00fcste. Die Amerikaner haben zweifellos den Reiz Portugals entdeckt und investieren mit ihrem starken Dollar und ihrer schieren Anzahl bereits in das Land. Wir gehen davon aus, dass dies in den kommenden Jahren ein Wachstumsbereich sein wird. Wir empfehlen interessierten K\u00e4ufern sogar, jetzt zu investieren. Da United Airlines Direktfl\u00fcge nach Faro einf\u00fchrt, rechnen wir in den n\u00e4chsten 12 bis 18 Monaten mit erheblichen Preissteigerungen. Im November 2023 kauften mehr Amerikaner Immobilien in Portugal als Briten! Das ist ziemlich beispiellos.<\/p>\n\n\n\n<p>Hypotheken werden immer leichter zug\u00e4nglich und g\u00fcnstiger, und wir erkennen, dass dies den allgemeinen Immobilienmarkt in Portugal ankurbelt. Aus unserer Sicht sind 97% unserer K\u00e4ufer weiterhin Barzahler.<\/p>\n\n\n\n<p>In den letzten 12 Monaten sind die Inflationsraten deutlich von 8% auf 2,6% gesunken, was ebenfalls auf ein weiteres Vertrauen in die Finanz- und Immobilienm\u00e4rkte hindeutet.<\/p>\n\n\n\n<p>Die Prognose f\u00fcr 2024 ist vielversprechend.
