{"id":12630,"date":"2023-04-27T14:25:00","date_gmt":"2023-04-27T14:25:00","guid":{"rendered":"https:\/\/quintaproperty.com\/?p=12630"},"modified":"2025-11-12T15:22:54","modified_gmt":"2025-11-12T15:22:54","slug":"q1-market-report","status":"publish","type":"post","link":"https:\/\/quintaproperty.com\/de\/marktbericht-q1\/","title":{"rendered":"Q1-Marktbericht"},"content":{"rendered":"<p><em>Artikel verfasst von Tuesday Roberts<\/em><\/p>\n\n\n\n<p>Es war ein fantastischer Start ins neue Jahr hier bei QP Savills!<\/p>\n\n\n\n<p>Wir sind mit gro\u00dfer Begeisterung in dieses Jahr gestartet, und es hat alle unsere Erwartungen \u00fcbertroffen.<\/p>\n\n\n\n<p>Angesichts der extremen Volatilit\u00e4t der globalen M\u00e4rkte, der anhaltenden politischen Instabilit\u00e4t und der hohen Inflation scheint das Leben hier in \u2018Europas f\u00fchrendem Reiseziel\u2019 so sonnig wie eh und je zu sein.<\/p>\n\n\n\n<p>Hier finden Sie eine kurze Zusammenfassung der Ereignisse bei QP Savills in diesem Quartal:<\/p>\n\n\n\n<p><strong>Wir haben uns auf erstaunliche 23 Verk\u00e4ufe im ersten Quartal geeinigt, was einem Immobilienwert von \u00fcber 97 Millionen Euro entspricht! Diese Zahl liegt um 9% h\u00f6her als im ersten Quartal 2022.&nbsp;<\/strong><\/p>\n\n\n\n<p>Im ersten Quartal erhielten wir Anfragen von 300 neuen Kunden, davon 71% \u00fcber digitale Plattformen. Durch die F\u00f6rderung von Online-Marketing und Social-Media-Strategien konnten wir \u00fcber mehrere Plattformen hinweg mehr als 6.000 Follower gewinnen.<\/p>\n\n\n\n<p>Im letzten Quartal 2022 verzeichneten wir \u00fcber 73.500 Website-Besuche, was einem Anstieg von 16,61 TP3T entspricht, sodass allein im ersten Quartal mehr als 85.700 Besuche gez\u00e4hlt wurden. Kunden aus Gro\u00dfbritannien machen nach wie vor fast 501 TP3T der gesamten Website-Besuche aus, w\u00e4hrend das webbasierte Netzwerk in den USA im Vergleich zum Vorjahr um 1571 TP3T gewachsen ist.<\/p>\n\n\n\n<p>Im Jahr 2022 haben wir eine Immobilie in Quinta do Lago zum h\u00f6chsten jemals hier bei QP Savills (und wahrscheinlich sogar in ganz Portugal) erzielten Preis von 18,5 Millionen Euro verkauft. Seit Jahresbeginn haben wir diesen Betrag bereits zweimal \u00fcbertroffen! Unsere \u2018Special Agents\u2019 haben k\u00fcrzlich zwei Immobilien mit einem Wert von jeweils \u00fcber 20 Millionen Euro verkauft, was ein Beweis f\u00fcr die unglaublichen Angebote ist, die wir im Goldenen Dreieck haben, und f\u00fcr das Kaliber der Kunden, die sich f\u00fcr diese Gegend interessieren.<\/p>\n\n\n\n<p>Wir sind stolz darauf, dass QP Savills weiterhin einen beeindruckenden Anteil von 70% am lokalen Wohnungsmarkt h\u00e4lt.<\/p>\n\n\n\n<p>Hier bei QP haben wir einen Durchschnittspreis pro Quadratmeter von \u00fcber 13.500 \u20ac ermittelt, was 603% \u00fcber dem Durchschnittspreis pro Quadratmeter in Portugal liegt.<\/p>\n\n\n\n<p>In diesem Quartal wurden die Verk\u00e4ufe erneut von britischen K\u00e4ufern dominiert, die 70% des Gesamtumsatzes ausmachten. Allerdings gibt es einen gr\u00f6\u00dferen Zustrom von Kunden aus weiter entfernten L\u00e4ndern, darunter Investoren aus Argentinien, Peru, Indien und Amerika.&nbsp;<\/p>\n\n\n\n<p>Seit dem ersten Quartal 2022 sind die Baukosten um 9,11 TP3T gestiegen, was die allgemeine Pr\u00e4ferenz f\u00fcr den Kauf fertiggestellter Immobilien gegen\u00fcber Grundst\u00fccken erkl\u00e4rt. Allerdings hat der weltweite \u2018Wettlauf um Platz\u2019 begonnen, und es sind einige ganz besondere zuk\u00fcnftige Entwicklungen im Gange.<\/p>\n\n\n\n<p>Wie im Marktbericht f\u00fcr das vierte Quartal 2022 erw\u00e4hnt, werden QP Resorts and Developments, Consultancy and Sales von unseren B\u00fcros am Eingang von Vale do Lobo aus betrieben, um uns auf die steigende Nachfrage nach Entwicklungsprojekten zu konzentrieren.<\/p>\n\n\n\n<p>Portugal wurde vom International Living Retirement Index zum besten Ort f\u00fcr den Ruhestand gew\u00e4hlt, vom Global Peace Index zum sechstsichersten Land weltweit und von der Weltgesundheitsorganisation auf Platz 12 gesetzt, was auf einen noch st\u00e4rkeren Trend zum Kauf von Immobilien in Portugal in der Zukunft hindeutet.<\/p>\n\n\n\n<p>Einige unserer Spezialagenten planen eine Reise in die Vereinigten Staaten, da wir einen Zustrom amerikanischer K\u00e4ufer hier im \u201cKalifornien Europas\u201d feststellen.
