Nos volumes de ventes ont augment\u00e9 de 10% par rapport \u00e0 la m\u00eame p\u00e9riode l'ann\u00e9e derni\u00e8re, d\u00e9passant les attentes et soulignant l'attrait durable de la r\u00e9gion pour les acheteurs haut de gamme. Cette dynamique pr\u00e9coce a permis de d\u00e9passer les objectifs fix\u00e9s pour le premier trimestre. Cependant, un mois de mars exceptionnellement pluvieux a entra\u00een\u00e9 une baisse du nombre de visiteurs au Portugal, ce qui a eu un impact sur les visites et les ventes.<\/p>\n\n\n\n<p><br>Des facteurs externes tels que les tensions g\u00e9opolitiques persistantes, notamment le conflit en Ukraine, un budget britannique difficile introduisant de nouvelles taxes et la volatilit\u00e9 des march\u00e9s mondiaux li\u00e9e \u00e0 l'\u00e9volution politique aux \u00c9tats-Unis, continuent d'influencer le sentiment des acheteurs. N\u00e9anmoins, le Portugal est de plus en plus consid\u00e9r\u00e9 comme un refuge s\u00fbr au sein de l'UE, appr\u00e9ci\u00e9 pour sa s\u00e9curit\u00e9, ses excellentes infrastructures et sa connectivit\u00e9, sa qualit\u00e9 de vie, son ensoleillement et son syst\u00e8me de sant\u00e9 de premier ordre. Ces atouts continuent d'attirer des acheteurs du monde entier et s\u00e9duisent d\u00e9sormais \u00e9galement les acheteurs am\u00e9ricains, dont beaucoup n'auraient jamais envisag\u00e9 auparavant d'investir, et encore moins de s'installer \u00e0 l'\u00e9tranger. Cette tendance est encore renforc\u00e9e par la mise en place de nouveaux vols directs entre Newark, New York et Faro.<br><br>&nbsp;<\/p>\n\n\n\n<p><strong>R\u00e9sidence et citoyennet\u00e9 par l'investissement<\/strong><\/p>\n\n\n\n<p><br>Le paysage de la r\u00e9sidence europ\u00e9enne \u00e9volue rapidement. Le 3 avril 2025, l'Espagne a officiellement mis fin \u00e0 son programme Golden Visa et envisage de nouvelles mesures visant \u00e0 rendre les investissements \u00e9trangers en Espagne plus difficiles, invoquant des pr\u00e9occupations li\u00e9es \u00e0 l'accessibilit\u00e9 au logement et \u00e0 la sp\u00e9culation immobili\u00e8re. L'Italie a \u00e9galement renforc\u00e9 ses crit\u00e8res d'obtention de la citoyennet\u00e9 par filiation. Nous voyons \u00e9galement appara\u00eetre des primo-acc\u00e9dants am\u00e9ricains et de jeunes familles britanniques et irlandaises.<\/p>\n\n\n\n<p><br>Notre division New Homes (Programmes neufs) fait \u00e9tat d'une forte activit\u00e9 dans le segment inf\u00e9rieur \u00e0 1,5 million d'euros, tandis que les projets neufs plus grands et plus co\u00fbteux s'av\u00e8rent plus difficiles \u00e0 vendre, sauf s'ils sont situ\u00e9s dans des zones tr\u00e8s pris\u00e9es telles que Atlantic Pines. Les acheteurs britanniques et irlandais repr\u00e9sentent une part importante du march\u00e9 et nous avons constat\u00e9 un afflux d'acheteurs portugais venus du nord qui investissent en Algarve.<\/p>\n\n\n\n<p>Les acheteurs recherchent de plus en plus des propri\u00e9t\u00e9s offrant une forte valeur ajout\u00e9e en termes de style de vie, ce qui suscite un int\u00e9r\u00eat accru pour des r\u00e9gions telles que Vilamoura, Lagos et Tavira. La demande provient principalement de propri\u00e9taires de r\u00e9sidences secondaires, mais un nombre croissant d'entre eux cherchent \u00e0 s'installer de mani\u00e8re permanente, souvent en privil\u00e9giant l'acc\u00e8s \u00e0 des \u00e9coles internationales.<\/p>\n\n\n\n<p><br>Les prix de vente des nouveaux programmes immobiliers en cours de construction dans le Triangle d'Or sont rest\u00e9s globalement stables. Cependant, nous avons observ\u00e9 une hausse significative des prix des biens immobiliers achev\u00e9s dans toute la r\u00e9gion de l'Algarve. Cela s'explique principalement par la disponibilit\u00e9 limit\u00e9e de biens immobiliers neufs de qualit\u00e9 destin\u00e9s \u00e0 la revente.<br>&nbsp;<\/p>\n\n\n\n<p><strong>Profils des acheteurs et calendriers d\u00e9cisionnels<\/strong><\/p>\n\n\n\n<p><br>La client\u00e8le acheteuse s'\u00e9largit, avec une augmentation notable de l'int\u00e9r\u00eat des ressortissants irlandais, allemands, n\u00e9erlandais, br\u00e9siliens et m\u00eame japonais. Beaucoup envisagent diff\u00e9rentes r\u00e9gions du Portugal avant de finalement s'installer en Algarve, attir\u00e9s par son climat et son mode de vie incomparables.<\/p>\n\n\n\n<p><br>On observe un changement notable dans les intentions des acheteurs, qui privil\u00e9gient d\u00e9sormais les s\u00e9jours prolong\u00e9s, les d\u00e9m\u00e9nagements \u00e0 temps plein ou l'acquisition strat\u00e9gique d'une r\u00e9sidence secondaire en vue d'une future r\u00e9sidence permanente, plut\u00f4t que les courts s\u00e9jours de vacances. Certains acheteurs font des offres quelques jours seulement apr\u00e8s avoir pris contact. En g\u00e9n\u00e9ral, les acheteurs sont bien inform\u00e9s et efficaces dans leur prise de d\u00e9cision. Nous pensons que les acheteurs sont convaincus que la demande immobili\u00e8re en Algarve ne fera que se renforcer, tout comme la valeur des biens immobiliers.<\/p>\n\n\n\n<p><br>Au cours des 12 \u00e0 18 derniers mois, nous avons \u00e9galement observ\u00e9 une augmentation marqu\u00e9e de la demande de biens immobiliers \u00e0 louer \u00e0 long terme, certains acheteurs d\u00e9m\u00e9nageant avant m\u00eame d'avoir trouv\u00e9 le bien immobilier id\u00e9al \u00e0 acheter. Parmi les autres raisons invoqu\u00e9es pour vendre, citons la volont\u00e9 de r\u00e9duire la taille de leur logement, le retour dans leur pays d'origine \u00e0 la fin de leur statut de r\u00e9sident non habituel (NHR) ou le d\u00e9sir de se rapprocher de leur famille. Il est int\u00e9ressant de noter qu'un grand nombre de vendeurs restent dans la r\u00e9gion et r\u00e9investissent souvent localement dans des logements mieux adapt\u00e9s \u00e0 leur nouveau mode de vie.<\/p>\n\n\n\n<p><strong>En conclusion<\/strong><\/p>\n\n\n\n<p><br>Le march\u00e9 immobilier de luxe dans le sud du Portugal a affich\u00e9 une vigueur impressionnante au premier trimestre 2025, avec une augmentation de 101 % du volume des ventes malgr\u00e9 des conditions m\u00e9t\u00e9orologiques d\u00e9favorables. La r\u00e9gion continue d'attirer un public international diversifi\u00e9 et sophistiqu\u00e9, s\u00e9duit par sa s\u00e9curit\u00e9, son mode de vie et son potentiel d'investissement \u00e0 long terme. Alors que le programme Golden Visa du Portugal s'adapte aux nouvelles tendances mondiales, il reste une option int\u00e9ressante pour ceux qui recherchent flexibilit\u00e9 et s\u00e9curit\u00e9 au sein de l'UE.
