Malgr\u00e9 les incertitudes politiques mondiales, le secteur immobilier de la r\u00e9gion est en plein essor, soutenu par l'int\u00e9r\u00eat international, une offre limit\u00e9e et des d\u00e9veloppements strat\u00e9giques.<\/p>\n\n\n\n<p><strong>Performance et tendances du march\u00e9<\/strong><\/p>\n\n\n\n<p>Le march\u00e9 immobilier de luxe en Algarve a connu une augmentation de 181 % des ventes depuis le d\u00e9but de l'ann\u00e9e, avec une hausse moyenne des prix de 101 %. Les emplacements de choix tels que Quinta do Lago et Vale do Lobo sont en t\u00eate, avec des prix d\u00e9passant largement les 10 000 \u20ac par m\u00e8tre carr\u00e9. Les propri\u00e9t\u00e9s dans ces zones se vendent plus rapidement que jamais, avec un d\u00e9lai moyen de mise sur le march\u00e9 de seulement 45 jours, ce qui refl\u00e8te une demande accrue.<\/p>\n\n\n\n<p>Les acheteurs britanniques et irlandais continuent de dominer le march\u00e9 du luxe, repr\u00e9sentant 651 TP3T des achats. Nos prospects ont augment\u00e9 de 291 % et le volume des ventes depuis le d\u00e9but de l'ann\u00e9e a bondi de 561 %, atteignant 196 millions d'euros. Le nombre de transactions a \u00e9galement augment\u00e9 de 721 %, refl\u00e9tant \u00e0 la fois la forte demande et notre capacit\u00e9 \u00e0 fournir un service exceptionnel \u00e0 nos clients.<\/p>\n\n\n\n<p><strong>\u00c9volution des prix<\/strong><\/p>\n\n\n\n<p>Les prix de l'immobilier \u00e0 Quinta do Lago et Vale do Lobo continuent d'augmenter, le prix moyen des villas oscillant d\u00e9sormais autour de 11 000 \u20ac le m\u00e8tre carr\u00e9 et d\u00e9passant m\u00eame les 30 000 \u20ac le m\u00e8tre carr\u00e9 pour les propri\u00e9t\u00e9s haut de gamme. Cette tendance \u00e0 la hausse a m\u00eame d\u00e9pass\u00e9 les attentes des vendeurs. Pour ces acheteurs, la proximit\u00e9 des \u00e9coles internationales et des centres urbains est essentielle, car elle leur permet d'offrir une qualit\u00e9 de vie \u00e9lev\u00e9e et une plus grande ind\u00e9pendance \u00e0 leurs enfants. L'\u00e9poque o\u00f9 l'Algarve attirait principalement les golfeurs \u00e0 la retraite est r\u00e9volue depuis longtemps, m\u00eame si les terrains de golf de classe mondiale restent un atout majeur.<\/p>\n\n\n\n<p>La planification de la retraite, quant \u00e0 elle, est aujourd'hui un facteur de motivation important pour de nombreux acheteurs. Une grande partie de nos clients ach\u00e8tent actuellement des maisons dans le but de prendre leur retraite en Algarve \u00e0 une date ult\u00e9rieure.
