Contrairement aux craintes initiales, le march\u00e9 a rapidement retrouv\u00e9 son \u00e9lan en janvier, dissipant toute appr\u00e9hension persistante et soulignant l'attrait durable de l'Algarve. Un march\u00e9 o\u00f9 la demande continue de d\u00e9passer l'offre dans le segment immobilier haut de gamme.<\/p>\n\n\n\n<p>Les inqui\u00e9tudes concernant la d\u00e9pendance du march\u00e9 immobilier portugais vis-\u00e0-vis des programmes Golden Visa et Non-Habitual Residency (NHR) se sont av\u00e9r\u00e9es infond\u00e9es. Seule une tr\u00e8s faible proportion d'acheteurs \u00e9trangers de biens immobiliers de luxe ici en Algarve ont effectivement achet\u00e9 pour ces raisons. Notre propre \u00e9tude de march\u00e9, men\u00e9e en collaboration avec plusieurs avocats locaux, a estim\u00e9 que seuls 21 % de nos acheteurs \u00e9taient principalement motiv\u00e9s par l'un de ces programmes. Il existe de nombreuses autres options de visa et programmes d'investissement qui offrent des solutions similaires, dont certaines peuvent m\u00eame \u00eatre plus appropri\u00e9es. M\u00eame si un grand nombre de nos clients ont effectivement demand\u00e9 le statut NHR, celui-ci \u00e9tait souvent consid\u00e9r\u00e9 comme un avantage suppl\u00e9mentaire une fois que nos clients avaient d\u00e9j\u00e0 investi, mais rarement comme la motivation principale pour acheter un bien immobilier. Le statut NHR \u00e9tait accessible aux nouveaux r\u00e9sidents portugais et la location d'un logement \u00e9tait une alternative possible.<\/p>\n\n\n\n<p>Les modifications apport\u00e9es \u00e0 la l\u00e9gislation relative aux licences de location, l'AL (Alojamento Local), suscitent certaines inqui\u00e9tudes chez les investisseurs. Pour les propri\u00e9taires souhaitant louer leur bien \u00e0 court terme, l'obtention d'une licence est devenue plus compliqu\u00e9e. Nous recommandons donc aux vendeurs et aux acheteurs de faire appel \u00e0 un agent bien inform\u00e9 et de demander conseil \u00e0 leur avocat.<\/p>\n\n\n\n<p>Nous avons d\u00e9j\u00e0 constat\u00e9 une plus grande urgence sur le march\u00e9. Les d\u00e9lais de transaction (entre la conclusion de la vente et la finalisation) se sont raccourcis. Le d\u00e9lai moyen pour finaliser un achat est g\u00e9n\u00e9ralement de 4 \u00e0 8 semaines, certains achats pouvant \u00eatre finalis\u00e9s en quelques jours seulement. Le processus d'achat au Portugal est tr\u00e8s simple et, \u00e0 moins que l'acheteur ou le vendeur ne pr\u00e9f\u00e8re un d\u00e9lai plus long, les ventes peuvent facilement \u00eatre finalis\u00e9es en quelques semaines.<\/p>\n\n\n\n<p>Ainsi, par rapport \u00e0 la m\u00eame p\u00e9riode l'ann\u00e9e derni\u00e8re, nos chiffres cumul\u00e9s depuis le d\u00e9but de l'ann\u00e9e dressent un tableau convaincant de reprise et de croissance. Les demandes de renseignements ont augment\u00e9 de 61 % (61 TP3T), le nombre de ventes a progress\u00e9 de 251 % (251 TP3T) et l'\u00e9quipe a g\u00e9n\u00e9r\u00e9 35,2 millions d'euros de ventes immobili\u00e8res pour nos clients au cours du premier trimestre de cette ann\u00e9e. Depuis le d\u00e9but de l'ann\u00e9e, ce chiffre atteint d\u00e9sormais 45,4 millions d'euros. Tout cela confirme la forte demande et la confiance continue dans le march\u00e9.<\/p>\n\n\n\n<p>De plus, nous constatons une l\u00e9g\u00e8re augmentation du nombre de biens actuellement sur le march\u00e9, ce qui offre aux acheteurs un choix un peu plus large.<\/p>\n\n\n\n<p>Notre prix de vente moyen a l\u00e9g\u00e8rement baiss\u00e9, mais nous pensons que cela est davantage li\u00e9 au type de biens actuellement vendus qu'\u00e0 une baisse de leur valeur. Les propri\u00e9taires immobiliers restent fermes et, dans l'ensemble, sont fortun\u00e9s, de sorte qu'ils ne vendront que si une offre int\u00e9ressante se pr\u00e9sente. Il est int\u00e9ressant de noter que nous constatons une hausse des valeurs sur le march\u00e9 rural, couvert par notre agence de Loul\u00e9. En raison de la hausse continue des prix dans les zones c\u00f4ti\u00e8res et les stations baln\u00e9aires, nous constatons une demande accrue pour les belles r\u00e9gions de l'int\u00e9rieur et les environs. Nous ne pr\u00e9voyons pas de baisse des prix dans le haut de gamme, car nos clients semblent plus que satisfaits de conserver leur argent sur le march\u00e9 immobilier portugais, qui s'est r\u00e9v\u00e9l\u00e9 robuste pendant de nombreuses ann\u00e9es et a r\u00e9sist\u00e9 \u00e0 toutes les temp\u00eates au cours des 25 derni\u00e8res ann\u00e9es.<\/p>\n\n\n\n<p>De plus, nous pr\u00e9voyons une augmentation significative de la demande immobili\u00e8re sur toute la c\u00f4te. Les Am\u00e9ricains ont tr\u00e8s certainement d\u00e9couvert l'attrait du Portugal et, gr\u00e2ce \u00e0 la force du dollar et \u00e0 leur nombre, ils investissent d\u00e9j\u00e0 dans le pays. Nous pr\u00e9voyons que ce secteur conna\u00eetra une forte croissance dans les ann\u00e9es \u00e0 venir. Nous recommandons d'ailleurs \u00e0 tout acheteur int\u00e9ress\u00e9 d'investir d\u00e8s maintenant. Avec l'introduction par United Airlines de vols directs vers Faro, nous pr\u00e9voyons une augmentation consid\u00e9rable des prix au cours des 12 \u00e0 18 prochains mois. En novembre 2023, les Am\u00e9ricains ont \u00e9t\u00e9 plus nombreux que les Britanniques \u00e0 acheter des biens immobiliers au Portugal ! C'est tout \u00e0 fait sans pr\u00e9c\u00e9dent.<\/p>\n\n\n\n<p>Les pr\u00eats hypoth\u00e9caires sont de plus en plus accessibles et moins chers, et nous reconnaissons que cela stimule le march\u00e9 immobilier en g\u00e9n\u00e9ral au Portugal. De notre point de vue, 97% de nos acheteurs continuent d'\u00eatre des acheteurs au comptant.<\/p>\n\n\n\n<p>Au cours des 12 derniers mois, les taux d'inflation ont consid\u00e9rablement baiss\u00e9, passant de 8% \u00e0 2,6%, ce qui t\u00e9moigne \u00e9galement d'une confiance accrue dans les march\u00e9s financiers et immobiliers.<\/p>\n\n\n\n<p>Les perspectives pour 2024 sont prometteuses. Notre marque joue ind\u00e9niablement un r\u00f4le central dans notre succ\u00e8s.
