L'IMT est g\u00e9n\u00e9ralement la plus importante d'entre elles, et elle surprend les acheteurs qui ne l'ont pas pr\u00e9vue dans leur budget. Voici ce que c'est, comment c'est calcul\u00e9 et ce que vous pouvez \u00e9viter.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Qu'est-ce que l'IMT ?<\/h2>\n\n\n\n<p>IMT signifie <em>Imp\u00f4t municipal sur les transmissions d'images par voie hertzienne<\/em> - qui se traduit approximativement par l'imp\u00f4t municipal sur les transferts de propri\u00e9t\u00e9. En termes simples, il s'agit de la taxe que vous payez au gouvernement portugais lorsque vous achetez un bien immobilier. Il s'agit de la version portugaise de la stamp duty land tax au Royaume-Uni, ou de la taxe de transfert sur d'autres march\u00e9s.<\/p>\n\n\n\n<p>Il s'agit d'un paiement unique, effectu\u00e9 avant la signature de l'acte d\u00e9finitif. Vous ne le paierez pas \u00e0 nouveau chaque ann\u00e9e ; il s'agit d'une taxe distincte appel\u00e9e IMI, que nous aborderons bri\u00e8vement \u00e0 la fin. L'IMT est purement un co\u00fbt d'achat.<\/p>\n\n\n\n<p>Le taux n'est pas uniforme. Il d\u00e9pend de trois \u00e9l\u00e9ments : la valeur du bien, le fait qu'il s'agisse d'une r\u00e9sidence principale ou secondaire, et le fait qu'il soit situ\u00e9 sur le continent, aux A\u00e7ores ou \u00e0 Mad\u00e8re.<\/p>\n\n\n\n<p>    <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Comment est-elle calcul\u00e9e ?<\/h2>\n\n\n\n<p>Il y a une chose qui surprend les gens : L'IMT n'est pas toujours calcul\u00e9 sur ce que vous payez r\u00e9ellement pour un bien immobilier. Il est calcul\u00e9 sur le montant le plus \u00e9lev\u00e9 - le prix d'achat d\u00e9clar\u00e9 dans l'acte ou la valeur fiscale officielle du bien, connue sous le nom de VPT (Valor Patrimonial Tribut\u00e1rio). Dans la plupart des transactions en Algarve, le prix d'achat est plus \u00e9lev\u00e9, et c'est donc cette valeur qui est utilis\u00e9e. Mais il est bon d'en \u00eatre conscient.<\/p>\n\n\n\n<p>Les taux sont progressifs, c'est-\u00e0-dire qu'ils augmentent par tranches au fur et \u00e0 mesure que la valeur de la propri\u00e9t\u00e9 augmente. Pour une r\u00e9sidence principale au Portugal continental en 2025, la structure est la suivante :<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"692\" height=\"367\" src=\"https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805.png\" alt=\"\" class=\"wp-image-36795\" srcset=\"https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805.png 692w, https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805-300x159.png 300w, https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805-18x10.png 18w\" sizes=\"(max-width: 692px) 100vw, 692px\" \/><\/figure>\n\n\n\n<p>  <\/p>\n\n\n\n<p>Pour la plupart des achats de propri\u00e9t\u00e9s de luxe en Algarve, vous vous situerez g\u00e9n\u00e9ralement dans la tranche 7% \u00e0 8%. Le taux s'applique au prix d'achat total, mais des d\u00e9ductions fixes sont pr\u00e9vues pour chaque tranche, ce qui signifie que votre taux effectif r\u00e9el est inf\u00e9rieur au chiffre global.<\/p>\n\n\n\n<p>Un exemple pratique : Si vous achetez une villa de 800 000 euros pour en faire votre r\u00e9sidence secondaire, votre IMT sera calcul\u00e9 sur la base d'un taux forfaitaire de 8% sur ce montant. Cela repr\u00e9sente 64 000 euros. Pour la m\u00eame propri\u00e9t\u00e9 en tant que r\u00e9sidence principale, le calcul utilise le bar\u00e8me progressif avec des d\u00e9ductions, ce qui r\u00e9duit sensiblement le montant. La distinction entre r\u00e9sidence principale et secondaire est tr\u00e8s importante \u00e0 cet \u00e9gard.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sidences secondaires et immeubles de placement<\/h2>\n\n\n\n<p>Les r\u00e9sidences secondaires et les biens locatifs ne b\u00e9n\u00e9ficient pas des tranches de r\u00e9sidence principale. Les taux sont l\u00e9g\u00e8rement diff\u00e9rents et, surtout, il n'y a pas d'exon\u00e9ration pour les biens de moindre valeur. Pour les propri\u00e9t\u00e9s urbaines achet\u00e9es \u00e0 titre de r\u00e9sidence secondaire ou d'investissement, un taux forfaitaire de 8% s'applique d\u00e8s que la valeur d\u00e9passe la premi\u00e8re tranche. Pour les terrains ruraux, le taux est de 5%, quelle que soit l'utilisation pr\u00e9vue.<\/p>\n\n\n\n<p>Les propri\u00e9t\u00e9s commerciales ont leur propre taux fixe de 6,5%, quel que soit l'endroit o\u00f9 elles se trouvent ou leur valeur.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator aligncenter has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Qui peut \u00eatre exempt\u00e9 ?<\/h2>\n\n\n\n<p>Dans certaines situations, il est possible de r\u00e9duire ou d'\u00e9liminer compl\u00e8tement l'IMT.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Jeunes primo-acc\u00e9dants (moins de 35 ans)<\/h3>\n\n\n\n<p>Depuis ao\u00fbt 2024, les acheteurs \u00e2g\u00e9s de 18 \u00e0 35 ans qui ach\u00e8tent leur premi\u00e8re r\u00e9sidence principale peuvent pr\u00e9tendre \u00e0 une exon\u00e9ration totale de l'IMT sur les propri\u00e9t\u00e9s d'une valeur maximale de 324 058 \u20ac. Si le bien vaut plus que cela - jusqu'\u00e0 648 022 \u20ac - un taux r\u00e9duit de 8% s'applique avec une d\u00e9duction importante. Il en va de m\u00eame pour le droit de timbre. Il s'agit d'une \u00e9conomie substantielle pour tous ceux qui remplissent les conditions requises. Cette mesure n'est pas r\u00e9troactive et ne s'applique donc qu'aux actes sign\u00e9s apr\u00e8s le 1er ao\u00fbt 2024.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">R\u00e9habilitation urbaine<\/h3>\n\n\n\n<p>Si vous achetez un bien immobilier dans une zone de r\u00e9habilitation urbaine (ARU) et que vous avez l'intention de le r\u00e9nover, vous pouvez b\u00e9n\u00e9ficier d'une exon\u00e9ration d'IMT. En g\u00e9n\u00e9ral, le bien doit avoir plus de 30 ans et les travaux doivent commencer dans les trois ans suivant l'achat. Cela concerne davantage les maisons de ville et les propri\u00e9t\u00e9s de village plus anciennes que les nouvelles villas de l'Algarve, mais il est bon de le savoir si vous achetez un projet de r\u00e9novation.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">B\u00e2timents d'int\u00e9r\u00eat national ou public<\/h3>\n\n\n\n<p>Les b\u00e2timents du patrimoine officiellement class\u00e9s sont exempt\u00e9s de l'IMT. Si vous achetez un bien class\u00e9 - une quinta prot\u00e9g\u00e9e, par exemple - votre avocat sera en mesure de confirmer si cette disposition s'applique.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quand le payez-vous ?<\/h2>\n\n\n\n<p>L'IMT doit \u00eatre pay\u00e9 avant la signature de l'acte d\u00e9finitif. Votre avocat portugais (appel\u00e9 <em>solliciteur<\/em> ou <em>advogado<\/em>) vous guidera tout au long de la proc\u00e9dure : il calculera le montant d\u00fb, pr\u00e9parera les formulaires n\u00e9cessaires et veillera \u00e0 ce que le paiement soit effectu\u00e9 \u00e0 l'autorit\u00e9 fiscale (Autoridade Tribut\u00e1ria) avant le rendez-vous avec le notaire.<\/p>\n\n\n\n<p>Ce n'est pas quelque chose que vous pouvez r\u00e9gler plus tard. Pas de paiement, pas d'acte. C'est l'une des raisons pour lesquelles il est si important d'avoir un bon avocat local lorsque l'on ach\u00e8te au Portugal.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que payez-vous d'autre en m\u00eame temps ?<\/h2>\n\n\n\n<p>L'IMT ne vient pas seul. Dans le m\u00eame temps, vous devrez \u00e9galement payer :<\/p>\n\n\n\n<p><strong>Droit de timbre (Imposto do Selo)<\/strong> - un montant forfaitaire de 0,8% sur le prix d'achat. C'est modeste par rapport \u00e0 l'IMT, mais cela vaut la peine d'en tenir compte. Si vous contractez un pr\u00eat hypoth\u00e9caire, un droit de timbre suppl\u00e9mentaire s'applique au pr\u00eat lui-m\u00eame : 0,5% pour les pr\u00eats de moins de cinq ans, ou 0,6% pour les dur\u00e9es plus longues.<\/p>\n\n\n\n<p><strong>Frais de notaire et d'enregistrement<\/strong> - g\u00e9n\u00e9ralement environ 1% combin\u00e9s, couvrant l'acte lui-m\u00eame et la mise \u00e0 jour du registre foncier.<\/p>\n\n\n\n<p>Ainsi, le tableau complet des co\u00fbts d'achat initiaux, en plus du prix convenu, est g\u00e9n\u00e9ralement l'IMT plus environ 1,8% \u00e0 2% suppl\u00e9mentaires. Pour un achat d'un million d'euros, cela signifie qu'il faut mettre de c\u00f4t\u00e9 entre 80 000 et 90 000 euros pour les taxes et les frais, en fonction de la classification du bien.<\/p>\n\n\n\n<p><strong>Une note sur l'IMI<\/strong><\/p>\n\n\n\n<p>Une fois que vous \u00eates propri\u00e9taire, vous payez chaque ann\u00e9e l'IMI, c'est-\u00e0-dire l'imp\u00f4t annuel sur la propri\u00e9t\u00e9. Dans la plupart des municipalit\u00e9s de l'Algarve, cette taxe est comprise entre 0,31 et 0,41 pt3 de la VPT du bien (et non de sa valeur marchande, qui est g\u00e9n\u00e9ralement beaucoup plus \u00e9lev\u00e9e). Il s'agit d'une taxe modeste par rapport aux normes internationales, qui n'a rien \u00e0 voir avec l'IMT en termes d'\u00e9chelle.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les structures offshore ou les achats de soci\u00e9t\u00e9s peuvent-ils changer quelque chose ?<\/h2>\n\n\n\n<p>Les acheteurs posent parfois des questions sur l'achat par l'interm\u00e9diaire d'une soci\u00e9t\u00e9 ou d'une structure offshore. Les r\u00e8gles en la mati\u00e8re se sont consid\u00e9rablement durcies au fil des ans. Les actions des soci\u00e9t\u00e9s offshore qui d\u00e9tiennent des biens immobiliers portugais sont toujours soumises \u00e0 l'IMT lorsque les actions changent de mains. Les biens immobiliers d\u00e9tenus par des soci\u00e9t\u00e9s situ\u00e9es dans des juridictions figurant sur la liste noire sont soumis \u00e0 un taux d'IMT fixe de 10%. Il s'agit d'un domaine dans lequel vous avez vraiment besoin de conseils juridiques et fiscaux sp\u00e9cialis\u00e9s avant de structurer quoi que ce soit - les \u00e9conomies, si tant est qu'il y en ait, s'accompagnent d'obligations de conformit\u00e9 importantes.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator aligncenter has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le bilan<\/h2>\n\n\n\n<p>L'IMT n'est pas facultatif et n'est pas n\u00e9gligeable. Pour une propri\u00e9t\u00e9 de luxe en Algarve, elle repr\u00e9sente g\u00e9n\u00e9ralement le co\u00fbt de transaction le plus important apr\u00e8s le prix d'achat lui-m\u00eame. L'essentiel est de le savoir \u00e0 temps, de le budg\u00e9tiser correctement et de s'assurer que l'on sait si l'on ach\u00e8te en tant que r\u00e9sidence principale ou secondaire, car cette seule distinction peut modifier le montant final de mani\u00e8re significative.<\/p>\n\n\n\n<p>Si vous n'\u00eates pas s\u00fbr de la nature de votre responsabilit\u00e9 en mati\u00e8re d'IMT pour un bien sp\u00e9cifique, parlez-en \u00e0 votre avocat avant de faire une offre.
