Contrariamente \u00e0s preocupa\u00e7\u00f5es iniciais, o mercado recuperou rapidamente o seu dinamismo em janeiro, dissipando qualquer apreens\u00e3o remanescente e sublinhando o apelo duradouro do Algarve. Um mercado onde a procura continua a superar a oferta no segmento imobili\u00e1rio de luxo.<\/p>\n\n\n\n<p>As preocupa\u00e7\u00f5es sobre a depend\u00eancia do mercado imobili\u00e1rio portugu\u00eas dos regimes Golden Visa e Resid\u00eancia N\u00e3o Habitual (RNH) revelaram-se infundadas. Apenas uma pequena parte dos compradores estrangeiros de im\u00f3veis de luxo aqui no Algarve comprou realmente por esses motivos. A nossa pr\u00f3pria pesquisa de mercado, realizada em conjunto com v\u00e1rios advogados locais, estimou que apenas 21% dos nossos compradores foram motivados principalmente por um desses regimes. Existem in\u00fameras op\u00e7\u00f5es alternativas de vistos e programas de investimento que oferecem solu\u00e7\u00f5es semelhantes, algumas das quais podem at\u00e9 ser mais adequadas. Embora um bom n\u00famero dos nossos clientes tenha solicitado o estatuto de NHR, este era frequentemente visto como um benef\u00edcio adicional depois de os nossos clientes j\u00e1 terem investido, mas raramente era a principal motiva\u00e7\u00e3o para a compra de um im\u00f3vel. O estatuto de NHR estava dispon\u00edvel para novos residentes portugueses e o arrendamento de uma casa era uma alternativa poss\u00edvel.<\/p>\n\n\n\n<p>As altera\u00e7\u00f5es nas leis relativas \u00e0s licen\u00e7as de arrendamento, as AL (Alojamento Local), est\u00e3o a causar alguma preocupa\u00e7\u00e3o aos investidores. Para os propriet\u00e1rios que desejam arrendar os seus im\u00f3veis a curto prazo, a obten\u00e7\u00e3o de licen\u00e7as tornou-se mais complicada. Por isso, recomendamos que os vendedores e compradores recorram a um agente bem informado e obtenham bons conselhos do seu advogado.<\/p>\n\n\n\n<p>J\u00e1 not\u00e1mos uma maior urg\u00eancia no mercado. Os prazos das transa\u00e7\u00f5es (desde a venda acordada at\u00e9 \u00e0 conclus\u00e3o) encurtaram. O prazo m\u00e9dio para concluir uma compra tem sido normalmente de 4 a 8 semanas, com algumas transa\u00e7\u00f5es conclu\u00eddas em poucos dias. O processo de compra em Portugal \u00e9 muito simples e, a menos que o comprador ou o vendedor prefira um prazo de conclus\u00e3o mais longo, as vendas podem ser facilmente finalizadas em poucas semanas.<\/p>\n\n\n\n<p>Assim, em compara\u00e7\u00e3o com o mesmo per\u00edodo do ano passado, os nossos n\u00fameros acumulados desde o in\u00edcio do ano apresentam um quadro convincente de recupera\u00e7\u00e3o e crescimento. As consultas aumentaram impressionantes 6%, o n\u00famero de vendas cresceu 25% e a equipa gerou 35,2 milh\u00f5es de euros em vendas de im\u00f3veis para os nossos clientes no primeiro trimestre deste ano. No acumulado do ano, este valor atingiu agora 45,4 milh\u00f5es de euros. Tudo isto confirma a forte procura e confian\u00e7a cont\u00ednuas no mercado.<\/p>\n\n\n\n<p>Al\u00e9m disso, estamos a observar um ligeiro aumento no n\u00famero de im\u00f3veis atualmente no mercado, oferecendo aos compradores um pouco mais de escolha.<\/p>\n\n\n\n<p>O nosso pre\u00e7o m\u00e9dio de venda baixou ligeiramente, mas sugerimos que isso tem mais a ver com o tipo de im\u00f3veis que est\u00e3o a ser vendidos atualmente do que com qualquer redu\u00e7\u00e3o no valor dos im\u00f3veis. Os propriet\u00e1rios permanecem firmes e, em geral, s\u00e3o ricos, por isso s\u00f3 vender\u00e3o se receberem a oferta certa. Curiosamente, estamos a ver valores mais altos a serem alcan\u00e7ados no nosso mercado rural \u2013 coberto pelo nosso escrit\u00f3rio de Loul\u00e9. Devido ao crescimento cont\u00ednuo dos pre\u00e7os nas zonas costeiras e resorts, estamos a assistir a um aumento da procura pelas belas zonas do interior e arredores. N\u00e3o prevemos uma descida dos pre\u00e7os no topo do mercado, uma vez que os nossos clientes parecem mais do que satisfeitos em manter o seu dinheiro no mercado imobili\u00e1rio portugu\u00eas \u2013 que se tem revelado robusto ao longo de tantos anos e resistiu a todas as tempestades dos \u00faltimos 25 anos.<\/p>\n\n\n\n<p>Al\u00e9m disso, prevemos um aumento significativo na procura por im\u00f3veis em toda a costa. Os americanos certamente descobriram o encanto de Portugal e, com o d\u00f3lar forte e o grande n\u00famero de pessoas, j\u00e1 est\u00e3o a investir no pa\u00eds. Prevemos que esta ser\u00e1 uma \u00e1rea em crescimento nos pr\u00f3ximos anos. Na verdade, recomendamos que qualquer comprador interessado invista agora. Com a United Airlines a introduzir voos diretos para Faro, prevemos aumentos consider\u00e1veis nos pre\u00e7os nos pr\u00f3ximos 12 a 18 meses. Em novembro de 2023, mais americanos compraram im\u00f3veis em Portugal do que brit\u00e2nicos! Isto \u00e9 algo sem precedentes.<\/p>\n\n\n\n<p>As hipotecas est\u00e3o a tornar-se mais acess\u00edveis e mais baratas, e reconhecemos que isso est\u00e1 a impulsionar o mercado imobili\u00e1rio em geral em Portugal. Do nosso ponto de vista, 97% dos nossos compradores continuam a ser compradores a pronto.<\/p>\n\n\n\n<p>Nos \u00faltimos 12 meses, as taxas de infla\u00e7\u00e3o ca\u00edram consideravelmente de 8% para 2,6%, indicando tamb\u00e9m uma maior confian\u00e7a nos mercados financeiro e imobili\u00e1rio.<\/p>\n\n\n\n<p>A previs\u00e3o para 2024 \u00e9 otimista.
