O IMT \u00e9 normalmente o maior deles, e surpreende os compradores que n\u00e3o o tenham or\u00e7amentado. Eis o que \u00e9, como \u00e9 calculado e o que pode evitar.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ent\u00e3o, o que \u00e9 o IMT?<\/h2>\n\n\n\n<p>IMT significa <em>Imposto Municipal sobre as Transmiss\u00f5es Onerosas de Im\u00f3veis<\/em> - que se traduz, grosso modo, por Imposto Municipal sobre as Transmiss\u00f5es Onerosas de Im\u00f3veis. Em termos simples, \u00e9 o imposto que se paga ao governo portugu\u00eas quando se compra um im\u00f3vel. Pense nele como a vers\u00e3o portuguesa do imposto de selo no Reino Unido ou do imposto de transmiss\u00e3o noutros mercados.<\/p>\n\n\n\n<p>Trata-se de um pagamento \u00fanico, efectuado antes da assinatura da escritura definitiva. N\u00e3o \u00e9 pago todos os anos, pois trata-se de um imposto \u00e0 parte, o IMI, que abordaremos brevemente no final. O IMT \u00e9 apenas um custo de aquisi\u00e7\u00e3o.<\/p>\n\n\n\n<p>A taxa n\u00e3o \u00e9 fixa. Depende de tr\u00eas factores: o valor do im\u00f3vel, se vai ser a sua resid\u00eancia principal ou uma segunda habita\u00e7\u00e3o, e se est\u00e1 localizado no continente ou nos A\u00e7ores ou na Madeira.<\/p>\n\n\n\n<p>    <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Como \u00e9 calculado?<\/h2>\n\n\n\n<p>H\u00e1 uma coisa que apanha as pessoas desprevenidas: O IMT nem sempre \u00e9 calculado sobre o valor que efetivamente se paga por um im\u00f3vel. \u00c9 calculado sobre o que for mais alto - o pre\u00e7o de compra declarado na escritura, ou o valor fiscal oficial do im\u00f3vel, conhecido como VPT (Valor Patrimonial Tribut\u00e1rio). Na maioria das transac\u00e7\u00f5es no Algarve, o pre\u00e7o de compra \u00e9 mais elevado, pelo que \u00e9 esse o valor utilizado. Mas vale a pena estar atento.<\/p>\n\n\n\n<p>As taxas s\u00e3o progressivas, ou seja, aumentam por escal\u00f5es \u00e0 medida que o valor do im\u00f3vel aumenta. Para uma resid\u00eancia principal em Portugal continental em 2025, a estrutura \u00e9 a seguinte<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"692\" height=\"367\" src=\"https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805.png\" alt=\"\" class=\"wp-image-36795\" srcset=\"https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805.png 692w, https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805-300x159.png 300w, https:\/\/quintaproperty.com\/wp-content\/uploads\/2026\/04\/Captura-de-ecra-2026-04-14-105805-18x10.png 18w\" sizes=\"(max-width: 692px) 100vw, 692px\" \/><\/figure>\n\n\n\n<p>  <\/p>\n\n\n\n<p>Para a maioria das aquisi\u00e7\u00f5es de propriedades de luxo no Algarve, normalmente situar-se-\u00e1 no escal\u00e3o 7% a 8%. A taxa aplica-se ao pre\u00e7o total de compra, mas existem dedu\u00e7\u00f5es fixas incorporadas em cada escal\u00e3o, o que significa que a sua taxa efectiva real acaba por ser inferior ao valor nominal.<\/p>\n\n\n\n<p>Um exemplo pr\u00e1tico: Se comprar uma vivenda por 800 000 euros como segunda habita\u00e7\u00e3o, o seu IMT ser\u00e1 calculado \u00e0 taxa fixa de 8% sobre esse montante. Ou seja, 64 000 euros. Para o mesmo im\u00f3vel como resid\u00eancia principal, o c\u00e1lculo utiliza a estrutura de escal\u00f5es progressivos com dedu\u00e7\u00f5es, o que faz baixar consideravelmente o valor. A distin\u00e7\u00e3o entre resid\u00eancia principal e secund\u00e1ria \u00e9 muito importante neste caso.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Segunda habita\u00e7\u00e3o e propriedades de investimento<\/h2>\n\n\n\n<p>As segundas habita\u00e7\u00f5es e as propriedades de aluguer n\u00e3o beneficiam dos escal\u00f5es de resid\u00eancia principal. As taxas s\u00e3o ligeiramente diferentes e, o que \u00e9 importante, n\u00e3o h\u00e1 isen\u00e7\u00e3o para valores mais baixos. Para as propriedades urbanas adquiridas como casa de f\u00e9rias ou para investimento, aplica-se uma taxa fixa de 8% quando o valor ultrapassa o primeiro escal\u00e3o. Para os terrenos rurais, a taxa \u00e9 de 5%, independentemente da utiliza\u00e7\u00e3o prevista.<\/p>\n\n\n\n<p>Os im\u00f3veis comerciais t\u00eam a sua pr\u00f3pria taxa fixa de 6,5%, independentemente da sua localiza\u00e7\u00e3o ou do seu valor.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator aligncenter has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quem pode estar isento?<\/h2>\n\n\n\n<p>Existem algumas situa\u00e7\u00f5es em que \u00e9 poss\u00edvel reduzir ou eliminar totalmente o IMT.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Jovens compradores pela primeira vez (menos de 35 anos)<\/h3>\n\n\n\n<p>A partir de agosto de 2024, os compradores com idades compreendidas entre os 18 e os 35 anos que adquiram a sua primeira resid\u00eancia principal podem solicitar uma isen\u00e7\u00e3o total de IMT para im\u00f3veis at\u00e9 324 058 euros. Se o valor do im\u00f3vel for superior a esse valor - at\u00e9 648 022 euros - aplica-se uma taxa reduzida de 8% com uma dedu\u00e7\u00e3o significativa. O mesmo se aplica ao imposto de selo. Trata-se de uma poupan\u00e7a significativa para todos os que se qualificam, e n\u00e3o \u00e9 retroactiva, pelo que s\u00f3 se aplica a escrituras assinadas ap\u00f3s 1 de agosto de 2024.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Reabilita\u00e7\u00e3o urbana<\/h3>\n\n\n\n<p>Se est\u00e1 a comprar um im\u00f3vel numa \u00c1rea de Reabilita\u00e7\u00e3o Urbana (ARU) com planos de renova\u00e7\u00e3o, pode ser eleg\u00edvel para uma isen\u00e7\u00e3o de IMT. Em geral, o im\u00f3vel tem de ter mais de 30 anos e as obras t\u00eam de come\u00e7ar nos tr\u00eas anos seguintes \u00e0 compra. Isto \u00e9 mais relevante para casas em cidades urbanas e propriedades em aldeias mais antigas do que para moradias novas no Algarve, mas vale a pena saber se est\u00e1 a comprar um projeto de renova\u00e7\u00e3o.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Edif\u00edcios de interesse nacional ou p\u00fablico<\/h3>\n\n\n\n<p>Os im\u00f3veis classificados oficialmente como patrim\u00f3nio hist\u00f3rico est\u00e3o isentos de IMT. Se estiver a comprar um im\u00f3vel classificado - uma quinta com estatuto de patrim\u00f3nio protegido, por exemplo - o seu advogado poder\u00e1 confirmar se isto se aplica.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quando \u00e9 que se paga?<\/h2>\n\n\n\n<p>O IMT tem de ser pago antes da assinatura da escritura definitiva. O seu advogado portugu\u00eas (chamado <em>solicitador<\/em> ou <em>advogado<\/em>) ir\u00e1 orient\u00e1-lo no processo - calcular\u00e1 o montante devido, preparar\u00e1 os formul\u00e1rios necess\u00e1rios e assegurar\u00e1 o pagamento \u00e0 Autoridade Tribut\u00e1ria antes da reuni\u00e3o notarial.<\/p>\n\n\n\n<p>Isto n\u00e3o \u00e9 algo que se possa resolver mais tarde. Sem pagamento, n\u00e3o h\u00e1 escritura. \u00c9 uma das raz\u00f5es pelas quais \u00e9 t\u00e3o importante ter um bom advogado local quando se compra em Portugal.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que mais se paga ao mesmo tempo?<\/h2>\n\n\n\n<p>O IMT n\u00e3o est\u00e1 sozinho. Ao mesmo tempo, tamb\u00e9m paga:<\/p>\n\n\n\n<p><strong>Imposto do Selo<\/strong> - 0,8% sobre o pre\u00e7o de compra. \u00c9 um valor modesto quando comparado com o IMT, mas vale a pena ter em conta. Se estiver a fazer um empr\u00e9stimo hipotec\u00e1rio, h\u00e1 um imposto de selo adicional sobre o pr\u00f3prio empr\u00e9stimo: 0,51PT3T para empr\u00e9stimos inferiores a cinco anos, ou 0,61PT3T para prazos mais alargados.<\/p>\n\n\n\n<p><strong>Despesas notariais e de registo<\/strong> - normalmente cerca de 1% combinados, cobrindo a escritura propriamente dita e a atualiza\u00e7\u00e3o do registo predial.<\/p>\n\n\n\n<p>Assim, o quadro completo dos custos iniciais de aquisi\u00e7\u00e3o, para al\u00e9m do pre\u00e7o acordado, \u00e9 geralmente constitu\u00eddo por IMT mais cerca de 1,81 a 21 PT3T. Para uma compra de 1 milh\u00e3o de euros, isso significa reservar entre 80.000 e 90.000 euros para impostos e taxas, dependendo da classifica\u00e7\u00e3o do im\u00f3vel.<\/p>\n\n\n\n<p><strong>Uma nota sobre o IMI<\/strong><\/p>\n\n\n\n<p>Uma vez propriet\u00e1rio do im\u00f3vel, pagar\u00e1 IMI todos os anos - o imposto anual sobre a propriedade imobili\u00e1ria. Na maioria dos munic\u00edpios algarvios, este imposto situa-se entre 0,3% e 0,4% do VPT do im\u00f3vel (n\u00e3o do valor de mercado, que \u00e9 normalmente bastante mais elevado). \u00c9 modesto para os padr\u00f5es internacionais, e nada como o IMT em termos de escala.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">As estruturas offshore ou a aquisi\u00e7\u00e3o de empresas podem mudar alguma coisa?<\/h2>\n\n\n\n<p>Por vezes, os compradores perguntam sobre a compra atrav\u00e9s de uma empresa ou de uma estrutura offshore. As regras neste dom\u00ednio tornaram-se muito mais rigorosas ao longo dos anos. As ac\u00e7\u00f5es de empresas offshore que det\u00eam im\u00f3veis portugueses continuam sujeitas a IMT quando as ac\u00e7\u00f5es mudam de m\u00e3os. As propriedades detidas por empresas em jurisdi\u00e7\u00f5es que constam da lista negra atraem uma taxa fixa de IMT de 10%. Esta \u00e9 uma \u00e1rea em que \u00e9 realmente necess\u00e1rio aconselhamento jur\u00eddico e fiscal especializado antes de estruturar qualquer coisa - as poupan\u00e7as, se \u00e9 que existem, v\u00eam acompanhadas de obriga\u00e7\u00f5es de conformidade significativas.<\/p>\n\n\n\n<p>  <\/p>\n\n\n\n<hr class=\"wp-block-separator aligncenter has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<p>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O resultado final<\/h2>\n\n\n\n<p>O IMT n\u00e3o \u00e9 opcional e n\u00e3o \u00e9 pequeno. Numa propriedade de luxo no Algarve, representar\u00e1 tipicamente o seu maior custo de transa\u00e7\u00e3o depois do pre\u00e7o de compra em si. A chave est\u00e1 em saber disso desde o in\u00edcio, or\u00e7ament\u00e1-lo adequadamente e certificar-se de que sabe se est\u00e1 a comprar como resid\u00eancia principal ou como segunda casa, uma vez que essa distin\u00e7\u00e3o pode alterar o n\u00famero final de forma bastante significativa.<\/p>\n\n\n\n<p>Se n\u00e3o tem a certeza de qual ser\u00e1 a sua responsabilidade em termos de IMT numa propriedade espec\u00edfica, fale com o seu advogado antes de fazer uma oferta.
