Required Documents for Selling Property
These are typical items an agent and lawyer will request:
- Tax record, often called Caderneta Predial
- Land registry certificate, often called Certidao do Registo Predial
- Habitation licence, often called Alvara de Utilizacao
- Deed copy, often called Escritura
- Energy certificate
- Approved plans from the local town hall
- Identification and fiscal number
- If owned by a company, certificate of incorporation and company documents
Vendor tip
If there have been changes to the property that are not on the approved plans, disclose it early. Do not wait until late stage buyer due diligence. Late surprises cause late collapses.
