Savills Branded Residences Report 2025/2026

The latest Savills Branded Residences Report shows that this sector is still growing at an impressive pace. There are now more than seven hundred branded residential projects around the world and by the end of 2025 that figure is expected to pass nine hundred. Dozens of new countries are entering the market for the first time and the pipeline stretches across more than ninety destinations. Resort locations are especially strong and continue to command the highest price premiums.

The report highlights that buyers place real value on trusted brands, quality service, and strong lifestyle offerings. On average, branded residences achieve a thirty three percent premium over comparable non branded homes, and in many resort destinations that premium is even higher. The strongest performers are the projects where design, service, amenities and location all work together to create a high quality living experience.

Another key trend is diversification. Hotel groups still lead the sector but more non hotel names are entering the space, from automotive and fashion to design and wellness. Many new schemes are stand alone residences rather than part of a hotel, especially in major cities where the brand already has a presence.

For markets like the Algarve this is encouraging. Demand for lifestyle focused resort living continues to rise and the report shows that buyers are increasingly looking for homes that offer comfort, reliability and easy access to the experiences they enjoy most. With growth continuing worldwide and strong appetite for branded resort living, the outlook for this part of the luxury property market remains bright.
